List of documents submitted by customers for real estate property to be pledged
(data of pledged property)

Documents submitted by the Borrower to the Bank when executing pledge for Residential Premises (copies to be provided):
  1. Documents of title for Residential Premises: agreement (purchase agreement, privatization agreement, deed of gift, annuity agreement etc.); certificate of the right to an inheritance at law or at will; certificate of paid-out participatory interest in Housing and Construction Cooperative / Housing Cooperative; documents confirming that the right holder has created real estate property (construction contracts, design documents, certificate of real estate property acceptance by the state commission, technical certificate, etc.)
  2. Extract from the technical certificate for the Residential Premises, with floor plan and breakdown.
  3. Extract from the house register (from the organization managing housing stock).
  4. Copies of passports (birth certificates) of sellers of the Residential Premises and persons having the right to use the Residential Premises (all passport pages).
  5. Consent of the spouse of the holder of right for the Residential Premises to the transaction; Right Holder Statement that he / she was not in the registered marriage for the time of transaction / is not married currently; Marriage Contract establishing separate ownership of spouses.
  6. Form confirming there is no debt for utility bills.
  7. Extract from the Unified State Register of Rights to Immovable Property and Transactions therewith of encumbrances (no encumbrances) for the real estate to be pledged (if any).
  8. Original of Residential Premises Appraisal Report by an independent appraiser that was agreed with the Bank on the preliminary basis.
  9. Copy of the permit of the guardianship authorities for the Residential Premises purchase transaction, if the owner of residential premises (or part thereof on the basis of shared ownership) is a minor or a ward, or if the following categories of citizens that are family members of the owner of the Residential Premise live in this Residential Premise:
    • ward family members of the owner of the Residential Premise, if their rights or legal interests are affected;
    • minor family members of the owner without parental custody (with the guardianship authorities being aware of the fact), if their rights or legal interests are affected.

If the Residential Premise is a detached house, it is necessary to additionally submit documents for the land lot / the tenant right of such land lot in compliance with requirements of the Bank.

If the right holder is a legal entity, it is necessary to additionally submit legal entity documents for its legal capacity assessment.

If residential Premises are pledged with a land lot, it is necessary to additionally submit:
  1. Land lot purchase agreement (Head of Local Administration Order of Parceling Out Land for Construction and the construction permit, if the land lot is allotted by municipal bodies for private residential house construction, other documents, which are the basis for the land lot to pass into ownership).
  2. Certificate of State Registration of Title for the Land Lot.
  3. Cadastral plan of the land lot (extract from the State Land Cadastre) or Cadastral extract of the land lot (extract from the State Immovable Property Cadastre) in 3 copies, from the local body of the Federal Real Estate Cadastre Agency (Rosnedvizhimost).
  4. Copies of passports (birth certificates) of land lot sellers / pledgers.
  5. Consent of the spouse of the holder of right for the Residential Premises to the transaction; Right Holder Statement that he / she was not in the registered marriage for the time of transaction / is not married currently; Marriage Contract establishing separate ownership of spouses.
  6. Original of Residential Premises Appraisal Report by an independent appraiser that was agreed with the Bank on a preliminary basis (it is allowed that the Appraisal Report is obtained by the Bank).
  7. Extract from the Unified register of registered rights for the land lot.
  8. Other documents as requested by the Bank.
List of documents submitted by customers for tenant rights to be pledged
  1. Lease Agreement, which is the basis for the right to be pledged.
  2. Documents confirming that the right holder has ownership for the real estate property (documents of title).
  3. Report of Real Estate Property Acceptance and Delivery from the lessor to the lessee.
  4. Documents confirming authorities of the lessor’s representative to conclude the lease agreement (by-laws, decision of appointing / electing the executive body, letter of attorney).
  5. Notice to the land lot owner of pledge of the land lot tenant right, in cases the land lot is in state or municipal ownership, with the tenancy exceeding five years.
  6. Extract from the Unified register of registered rights for the tenant right.
  7. Cadastral plan of the land lot (extract from the State Land Cadastre) or Cadastral extract of the land lot (extract from the State Immovable Property Cadastre) in 3 copies, from the local body of the Federal Real Estate Cadastre Agency (Rosnedvizhimost).
  8. Other documents as requested by the Bank.
