There are unified requirements to Borrowers / Co-borrowers for all mortgage loan products of the Bank of Moscow

  1. Citizenship of the Russian Federation. Registration of the Borrower / Co-borrower (at the place of residence / temporary residence) at the location of purchased Residential Premises is not mandatory.

  2. It is allowed for the Borrower’s spouse not to be a citizen of the Russian Federation; in this case such spouse may not act as a Joint Borrower, and must provide the marriage contract confirming separate ownership for the pledged property, and the spouse income must not be taken into account when calculating the loan amount, with the real estate purchased with the loan being executed as a personal property of the Borrower.

  3. Age
    — for women — from 21 up to 55 years;
    — for men — from 21 up to 60 years
    The maximum age of the Borrower/Co-Borrower on which the last payment under a loan falls may be extended to 70 years provided a Co-Borrower has been attracted totally meeting the Bank’s requirements.

  4. Place of employment — any constituent entity at the territory of the Russian Federation.

  5. Length of employment — at least 3 months at the last place of employment, with at least 2 years of general work experience.

  6. Form of Income Confirmation: 2-NDFL or certificate executed according to the Bank form.
  7. If the Borrower is married:
    • A spouse may act as a Joint Borrower under the loan agreement and his / her income is taken into account when calculating the loan amount;
    • The Borrower’s spouse may act as a Joint Borrower under the loan agreement, but his / her income is not taken into account when calculating the loan amount, if net average monthly income of the Borrower (less all and any mandatory payments) turns out to be sufficient to provide the loan of required amount when calculating his / her solvency, or the Borrower’s spouse does not meet Bank requirements to Borrowers (except for requirements to citizenship of Borrowers / Co-borrowers / Guarantors);
    • If the Borrower’s spouse is not a Joint Borrower, and no marriage contract providing for separate ownership of spouses for the pledged property is concluded between them, then, before the mortgage transaction, such Borrower’s spouse must provide a notarized consent to concluding the loan agreement and the agreement that entails pledge of purchased or other residential premise in favour of the Bank.

  8. If a marriage contract providing for separate ownership of spouses for the pledged property is concluded between the Borrower and his / her spouse (with the Borrower being the owner of the pledged property), it is allowed not to attract the Borrower’s spouse as a Joint Borrower; however, it is necessary to obtain an opinion of the legal service stating that such separate ownership of spouses is valid.

  9. Military service obligation. Males at the age up to 27 inclusively must provide the Bank with the military card that contains data of his military service obligation included in medical examinations.

  10. Multiple persons may be liable under the loan agreement, including those not bound by kinship relationships. Overall number of Joint Borrowers, whose income is taken into account when calculating the loan amount, must not exceed 4 people.
  11. Customers that receive income as individual entrepreneurs and business owners may not be Bank Borrowers.
